Crack repair is the line item worth scrutinising in this estate. A quote with no crack allowance at all on a fifteen-year-old Burgundy Estate house is either optimistic or is planning to fill them with topcoat, which does not work and reappears within a season.

Hairline cracking is the defining local issue and the specification has to answer it. A standard acrylic exterior paint has effectively no crack-bridging ability. Painted over a hairline crack it will follow the crack open again within a season, and you will be looking at exactly the same fault on a freshly painted wall.

There are two correct approaches. For structural or wider cracks, cut them out into a V, fill with a flexible acrylic filler, allow full cure, spot prime and then paint. For general hairline crazing across a wall, a crack-bridging exterior coating is the better answer: Plascon Professional Elastoshield is purpose-made for it, and Plascon Micatex carries a fine-crack filler in the product that handles light crazing well. What does not work is filling hairline cracks with extra topcoat.

The second local constraint is the homeowners association. Burgundy Estate operates an approved exterior palette, and both the colour code and the sheen level generally need confirming before work starts. That sheen point is worth taking seriously: the same colour code in matt and in a low-sheen finish reads as two visibly different colours from the street, and matching your neighbour's code without matching the sheen still gets you a house that looks wrong.

For interiors there are no restrictions and no unusual conditions. Plascon Double Velvet or Dulux Luxurious Silk on walls, a standard acrylic ceiling white above, and a water-based enamel such as Plascon Velvaglo on the considerable run of skirting and architrave a double-storey carries.

Those can indicate structural movement rather than shrinkage, and the honest advice is to have them assessed before painting rather than after, because no coating will hold a moving crack closed.
