Painting in Richwood

Richwood is built around compact homes, duplexes and townhouse complexes on smaller erven than the older northern suburbs. Most of the stock is relatively recent, construction is straightforward plastered brick with tiled roofs, and there is little of the damp and decayed-plaster work that older suburbs generate.

Small jobs behave differently from large ones on price, and it is worth understanding why before you compare quotes. A painting job carries fixed costs regardless of size: travelling to site, setting up and covering, masking, cleaning up and the minimum viable day rate for a team. On a large house those spread thinly across a lot of square metres. On a compact Richwood home they make up a much bigger share of the total, which is why the per-square-metre rate on a small job looks higher than on a big one even when the work is identical.

What It Costs to Paint a House in Richwood

These ranges reflect the smaller wall areas typical of Richwood. The per-square-metre figures sit slightly higher than a large home would attract, for the fixed-cost reason above.

If you are having several rooms done, do them in one visit rather than one at a time. The setup and travel cost is charged once instead of four times, and on small interior jobs that alone can be 20 to 30% of the total.

Ranges above are what comparable jobs in the area normally come in at, not a quote. The only way to get a real figure is to have the surfaces measured and the condition assessed on site, which is free and takes about half an hour.

Booking a Richwood Repaint at the Right Time

The exterior season is October to April, the same as the rest of the northern suburbs, and Richwood is inland enough to avoid coastal fog and heavy dew. But the practical advice for a small job is different from the advice for a large one, and the reason is exposure to bad luck.

A large exterior takes three or four weeks, so one poor weather day is absorbed into the programme. A compact Richwood exterior might be four to six working days, and a single wet or unusually windy day is a meaningful proportion of that. It is worth booking into the most stable part of the season, October and November or March and early April, rather than pushing into late April or early May and hoping the rain holds off.

Interiors have no seasonal constraint. Winter is a sensible time to do them, and contractors are generally less booked and more flexible on dates between May and August, which is worth knowing if your timing is flexible.

Why Premium Paint Makes More Sense on a Small House

There is a genuinely useful piece of arithmetic here that applies more strongly to Richwood than to the larger-home suburbs.

Paint is roughly 30 to 40% of a painting job's cost, and stepping from a mid-tier exterior to a premium one adds maybe 40 to 60% to that portion. On a compact home with perhaps 160 to 200 m² of exterior wall, that upgrade costs in the region of R2 000 to R3 500 on a job of around R30 000. It buys you an extra two to four years before the next repaint, and the next repaint will cost R30 000 again. On a large Plattekloof home the same upgrade costs R12 000 or more and the calculation is genuinely arguable. On a Richwood home it very rarely is.

Practically that means Plascon Wall & All is a reasonable mid-tier choice, and Plascon Micatex or Dulux Weatherguard is the step up that is usually worth taking. Prominent Paints is a sound value option if budget is the binding constraint and you would rather spend the difference on better preparation, which is a defensible trade.

For interiors, Plascon Double Velvet or Dulux Luxurious Silk on walls, and a moisture-resistant product in the bathroom. Duplexes and units with shared walls often have poorer cross-ventilation than a freestanding house, so bathroom and kitchen specification is worth getting right rather than defaulting to standard PVA.

Shared and Party Walls in Richwood Complexes

A practical issue that comes up constantly in Richwood duplexes and complexes: if you share a boundary or party wall, you generally cannot repaint your side in a different colour without agreement, and in a sectional title scheme the wall may be common property and not yours to paint at all.

Beyond the rules, there is a physical point. Painting one face of a shared wall while the other face is left bare or badly maintained means moisture continues to enter from the neighbour's side and pushes your new paint off. It is worth a conversation with the neighbour before you start, and doing both faces together is nearly always cheaper per square metre than doing one, because the setup and the scaffolding, if any, are shared across the job.

Richwood Painting Questions

Why is the per square metre rate higher on my small house?
Fixed costs. Travel, setup, masking, covering and cleanup are charged once regardless of job size, and on a compact home they spread across fewer square metres. The total is lower than a big house, but the rate per square metre is higher, and that is normal rather than a markup.
Is it cheaper to paint a few rooms now and the rest later?
No, it is meaningfully more expensive. You pay the setup and travel cost each time. On small interior jobs that can be 20 to 30% of the total, so doing everything in one visit is the better value even if it is a larger cheque up front.
Is premium paint worth it on a small home?
More often than on a big one. The upgrade might cost R2 000 to R3 500 on a compact Richwood exterior and buys two to four extra years before you spend the whole amount again. The same upgrade on a large home costs several times as much and the case is less clear.
Can I paint my side of a shared wall a different colour?
Usually not without agreement, and in a sectional title complex the wall may be common property. Even where you are allowed, painting one face while the other stays neglected lets moisture through from the far side and lifts your new paint.
How long does a small exterior repaint take?
Four to six working days for a compact single storey, allowing for wash-down, drying, preparation and two coats. Anyone offering to complete it in two days is not allowing the surface time to dry between stages.
