A painting job carries fixed costs regardless of size: travelling to site, setting up and covering, masking, cleaning up and the minimum viable day rate for a team. On a large house those spread thinly across a lot of square metres. On a compact Richwood home they make up a much bigger share of the total, which is why the per-square-metre rate on a small job looks higher than on a big one even when the work is identical.

What It Costs to Paint a House in Richwood

Why Premium Paint Makes More Sense on a Small House

There is a genuinely useful piece of arithmetic here that applies more strongly to Richwood than to the larger-home suburbs.

Paint is roughly 30 to 40% of a painting job's cost, and stepping from a mid-tier exterior to a premium one adds maybe 40 to 60% to that portion. It buys you an extra two to four years before the next repaint, and the next repaint will cost R30 000 again. On a large Plattekloof home the same upgrade costs R12 000 or more and the calculation is genuinely arguable. On a Richwood home it very rarely is.

Practically that means Plascon Wall & All is a reasonable mid-tier choice, and Plascon Micatex or Dulux Weatherguard is the step up that is usually worth taking. Prominent Paints is a sound value option if budget is the binding constraint and you would rather spend the difference on better preparation, which is a defensible trade.

For interiors, Plascon Double Velvet or Dulux Luxurious Silk on walls, and a moisture-resistant product in the bathroom. Duplexes and units with shared walls often have poorer cross-ventilation than a freestanding house, so bathroom and kitchen specification is worth getting right rather than defaulting to standard PVA.

Shared and Party Walls in Richwood Complexes

A practical issue that comes up constantly in Richwood duplexes and complexes: if you share a boundary or party wall, you generally cannot repaint your side in a different colour without agreement, and in a sectional title scheme the wall may be common property and not yours to paint at all.

Beyond the rules, there is a physical point. Painting one face of a shared wall while the other face is left bare or badly maintained means moisture continues to enter from the neighbour's side and pushes your new paint off. It is worth a conversation with the neighbour before you start, and doing both faces together is nearly always cheaper per square metre than doing one, because the setup and the scaffolding, if any, are shared across the job.
