Painting in Table View

Table View is the most weather-exposed suburb we work in. It faces Table Bay with almost nothing between the houses and the water, and it takes the full force of the summer south-easter. The housing is largely 1980s onwards, single and double storey, with a high proportion of townhouse and sectional title complexes.

That exposure produces a specific pattern of damage. Salt corrodes anything metal. Wind-driven sand physically abrades the lower metre or so of exterior walls, particularly on the seaward elevations, wearing the paint film thin before it has aged. And the constant wind means paint applied on the wrong day picks up airborne grit before it sets.

What It Costs to Paint a House in Table View

Table View pricing reflects a genuinely higher coastal specification. Cutting the spec to save money here is a poor trade, because the failure comes quickly and visibly.

It is worth pricing the seaward elevations separately from the sheltered ones. Many Table View owners specify the elastomeric system only on the west and north-west walls and a standard premium acrylic elsewhere, which puts the money where the weather actually is.

Ranges above are what comparable jobs in the area normally come in at, not a quote. The only way to get a real figure is to have the surfaces measured and the condition assessed on site, which is free and takes about half an hour.

Why Wind, Not Rain, Sets the Table View Calendar

In most Cape suburbs you plan a repaint around the winter rain. In Table View you plan it around the summer wind, and that changes the answer.

The south-easter runs hardest from December through February, and on a typical summer afternoon it commonly reaches 40 to 60 km/h. Exterior painting in those conditions is close to pointless. The wind drives sand and grit into wet paint, dries the film far too fast for it to level or bond properly, makes ladder and scaffold work unsafe, and carries any spray application onto the neighbours' cars. In practice exterior work in peak summer here stops by early afternoon most days.

The two genuinely good windows are mid-September to the end of November, and March to late April. Of those, autumn is the best time to paint in Table View: the wind has dropped off, the winter rain has not started, temperatures are mild and the daily working window is uninterrupted. If you are planning ahead, book an exterior for March or April rather than trying to fit it into January.

Interiors can be done any time of year and are a sensible use of the winter months when nothing can happen outside.

Coastal Products for Table View Exposure

In Table View the premium tier is the minimum correct specification, not an upsell. Plascon Micatex or Dulux Weatherguard should be the starting point for exterior walls, and on the most exposed west and north-west elevations an elastomeric high-build system gives a thicker, more flexible film that copes better with both abrasion and wind-driven rain.

Metal needs the coastal treatment without exception. Balustrades, garage doors, gates, palisade fencing, security bars and satellite brackets in this suburb corrode measurably faster than three kilometres inland. The correct system is preparation back to bright metal, a two-pack epoxy or zinc-rich primer, then a hard enamel topcoat. Painting over surface rust with a standard primer in Table View will fail within two seasons and there is no product that changes that.

Aluminium window frames, common in the newer stock, need their own approach. They cannot simply be sanded and painted. Existing anodising or powder coating must be abraded and an etch primer applied, or the coating will peel off in sheets.

One frequently overlooked item is the garage. Garages here often have a door that opens straight into the sea wind, and interior-grade PVA on those walls will not last. Use an exterior-grade acrylic inside a coastal garage.

Sand Abrasion and Where Table View Paint Wears First

Look at almost any Table View exterior and the paint is worn thinnest in a band from ground level to about a metre up, on the elevations that face the prevailing wind. That is mechanical abrasion from wind-driven sand, not weathering, and it happens whatever paint you use.

You cannot stop it, but you can manage it. A heavier film build on the lower portion of exposed walls, using a high-build or elastomeric product for that band, gives the abrasion more material to wear through. Landscaping helps more than most people expect: ground cover, gravel or planting at the base of exposed walls dramatically reduces how much sand is picked up and thrown at them. Bare sandy ground right against a wall is the worst case, and fixing that is cheaper than repainting.
