Painting in Plattekloof

Plattekloof is a large-home suburb, and painting large homes is a different exercise from painting standard ones. Uninterrupted double and triple-storey elevations, extensive glazing, high boundary walls, pillared entrances and, in the estate sections, architectural guidelines that govern what colours are permitted at all.

Scale changes which mistakes are expensive. On a small house a slightly uneven finish is barely noticeable. On a twelve-metre unbroken elevation viewed from the street, a visible join between two batches of paint or a lap mark where a wet edge was lost is obvious from fifty metres away and cannot be patched out. It has to be recoated wall to wall.

What It Costs to Paint a House in Plattekloof

Plattekloof sits at the top of the northern suburbs range. The figures below are all-in for labour, materials and standard preparation, with access itemised separately as it should be.

On a job of this size, insist that the quote states the litres of each product allowed for. It is the fastest way to tell whether a contractor has priced two genuine coats or one generous one, and on a large Plattekloof home that difference is worth R15 000 or more.

Ranges above are what comparable jobs in the area normally come in at, not a quote. The only way to get a real figure is to have the surfaces measured and the condition assessed on site, which is free and takes about half an hour.

When to Paint in Plattekloof

March to April and October to November are the two best windows. On most homes the scheduling constraint is rain. On the Plattekloof ridge it is wind.

The suburb's elevated position means the summer south-easter arrives stronger here than it does on the flats below. Sustained wind above roughly 40 km/h makes scaffolding above the first lift genuinely unsafe, drives airborne dust into wet paint film, and on any spray application carries overspray onto neighbouring property. On a large exterior that takes three to four weeks, losing afternoons to wind through December and January can add a week to the programme.

Interior work is unconstrained by season, and there is a practical argument for splitting a large Plattekloof project: interiors through the winter months when exterior work is impossible anyway, exteriors in the following autumn window. It spreads both the cost and the disruption.

Specification and Finish on Large Elevations

Two technical points matter far more on large homes than small ones, and both are worth writing into the quote.

The first is batch consistency. Tinted paint varies very slightly between mixing batches, and on a small wall you will never see it. On a large uninterrupted elevation, a batch change mid-wall produces a visible vertical band in certain light. Every elevation should be painted from paint tinted in a single batch, and where volumes are large the batches should be boxed, that is decanted together and remixed, before work starts.

The second is maintaining a wet edge. Acrylic sets quickly in Cape summer conditions, and if a painter finishes a section and returns to it twenty minutes later the overlap shows as a lap mark forever. On a big elevation this needs enough painters working together to carry the full height of the wall continuously across its length. A single painter working a twelve-metre double-storey wall alone cannot do it, whatever the product.

For products, this bracket justifies the premium tier: Plascon Micatex or Dulux Weatherguard as standard exterior, and Plascon Professional Elastoshield where there is structural movement cracking to bridge. Interiors suit Plascon Cashmere or Dulux Luxurious Silk, and trim takes a water-based enamel such as Plascon Velvaglo, which holds its whiteness far better than solvent enamel on the large areas of skirting and architrave these homes carry.

Estate Guidelines and Colour Approval

A good part of Plattekloof falls under estate or homeowners association architectural guidelines, and those guidelines routinely govern exterior colour, sheen level and sometimes the permitted product range. Approval is required before work starts, not after.

The expensive version of this mistake is repainting an entire exterior in an unapproved colour and being instructed to redo it. Before committing, get the approved palette in writing with the specific colour codes, and confirm the sheen level as well as the colour. The same code in a matt and in a satin reads as two noticeably different colours from the street, and some guidelines specify both. It is also worth painting a test panel of at least a square metre on the actual wall and looking at it in morning and afternoon light before the full order is tinted.

Plattekloof Painting Questions

Why does my quote need to specify litres of paint?
Because on a large home it is the only reliable check on whether two full coats have been priced. Wall area divided by the product's spread rate gives the litres a genuine two-coat job needs. If the quoted quantity is well below that, the second coat is being thinned or skipped somewhere.
What causes a visible band or stripe on a large painted wall?
Usually one of two things: a change of paint batch partway across the wall, or a lost wet edge where a section dried before the adjoining one was painted. Neither can be patched. Both are prevented by planning rather than fixed afterwards.
Should interior and exterior be done at the same time?
Not necessarily. Splitting them lets you do interiors during the winter months when exterior work is impossible anyway, which shortens the exterior programme and reduces how long the house is disrupted overall.
Do I need approval from the estate before repainting?
In the estate sections, almost always, and it usually covers sheen level as well as colour. Get the approved codes in writing before any paint is tinted. Tinted paint cannot be returned, and repainting an unapproved exterior is an expensive lesson.
How long does a large exterior repaint take?
Three to five weeks for a double-storey Plattekloof home, longer if wind costs you afternoons. Anyone promising a large exterior in under two weeks is either not preparing properly or not applying two full coats.
