Two contractors can look at the same house and be R20 000 apart purely because one priced the plaster work and the other did not. When you compare numbers, compare what is being fixed before you compare what is being painted.

What It Costs to Paint a House in Goodwood

Goodwood sits at the more affordable end of the northern suburbs for labour, but preparation on older homes claws a lot of that back. These are all-in ranges covering labour and materials for two coats over a properly prepared surface.

Substrate condition is the biggest swing factor in Goodwood. A house where the plaster is sound sits at the bottom of these ranges. One that needs a section hacked off and re-rendered can run 30–40% above the top, and no honest contractor can price that from the pavement without probing the wall.

Ranges above are what comparable jobs in the area normally come in at, not a quote. The only way to get a real figure is to have the surfaces measured and the condition assessed on site, which is free and takes about half an hour.

When to Paint in Goodwood

Goodwood is far enough inland to be sheltered from the worst of the south-easter, which gives it a longer usable painting season than the coastal suburbs. Exterior work runs comfortably from late September through to the end of April.

The catch is specific to old solid walls. Thick pre-war brickwork holds moisture far longer than a modern cavity wall, so a house that was rained on does not become paintable the moment the sun comes out. After a wet spell, allow three to five dry days before exterior coats go on. A moisture meter reading under 15% on the substrate is the number to ask your contractor for.

Interiors can be done year-round, but winter interior work in a Goodwood home with single-glazed steel windows needs the heating on and windows cracked for cross-ventilation, or the paint takes twice as long to harden and holds a smell for a week.

Which Paint Suits Goodwood Homes

The mistake made most often on older Goodwood houses is sealing them. Elastomeric and high-build waterproof coatings are excellent products on modern plaster, but on a solid wall with no damp-proof course they trap rising moisture inside the wall, which then finds its way out by pushing the paint film off in sheets. Old walls need to breathe.

For exteriors, a good-quality breathable acrylic is the right call: Plascon Wall & All or Dulux Weatherguard both work well here. For interiors, Plascon Double Velvet or Dulux Luxurious Silk give a wipeable finish that suits high walls and long passages. Ceilings take a standard acrylic ceiling white.

Trim is where older homes need thought. Timber frames and doors that have carried decades of solvent enamel are best repainted in a water-based enamel such as Plascon Velvaglo, which will not yellow the way traditional oil enamel does on surfaces that get little direct light. Steel frames need de-rusting to bare metal and a zinc-phosphate primer first, not just a coat over the rust.

The Damp Problem in Older Goodwood Houses

Rising damp has a recognisable signature: a tide mark roughly 600 mm to 1.2 m up from the skirting, powdery white salt deposits, plaster that sounds hollow when tapped and paint that bubbles rather than flakes. It is caused by groundwater wicking up through brickwork because there is no working damp-proof course.

It cannot be painted over, and no damp-seal paint will fix it. The correct sequence is to inject a chemical damp-proof course, hack off the contaminated plaster to at least 300 mm above the tide mark, re-render with a salt-retardant waterproof plaster, and then leave that render to cure for 21 to 28 days before any paint touches it. Contractors who skip the curing period are the reason the job comes back.
