Painting in Century City
Century City is almost entirely post-2000 development: apartment blocks, sectional title complexes, townhouses and canal-side units. Very little of it is freestanding, and that changes painting from a straightforward homeowner decision into something with rules attached.
In practice two things govern every job here. The first is that colour is usually not yours to choose, because the body corporate holds an approved scheme. The second is access: a three or four-storey block needs scaffolding or rope access, and that cost is often larger than the paint itself. Both need settling before anyone quotes a number that means anything.
What It Costs to Paint a House in Century City
Century City is priced per unit for interiors and per block for external common property. Individual owners are normally responsible for interiors only, with exteriors funded from the body corporate levy.
| Job | Typical price in Century City |
|---|---|
| 1-bed apartment interior roughly 55 m², walls and ceilings | R8 500 – R16 000 |
| 2-bed apartment interior roughly 90 m², walls and ceilings | R13 000 – R25 000 |
| 3-bed townhouse interior walls and ceilings throughout | R19 000 – R36 000 |
| Townhouse exterior own walls, where owner-responsible | R28 000 – R48 000 |
| Complex exterior per unit, spread across the block | R14 000 – R32 000 |
| Exterior walls per m² of wall area | R88 – R145 |
| Interior walls per m² of wall area | R60 – R105 |
| Access for 3-4 storey block scaffolding or rope access, per block | R12 000 – R40 000 |
| Balcony balustrades and steelwork per m², prepared and coated | R170 – R350 |
For body corporate work, compare quotes on a per-unit basis rather than a total, and make sure every quote assumes the same access method. A quote using rope access and one using full scaffolding are not comparable numbers even if the painting scope is identical.
Ranges above are what comparable jobs in the area normally come in at, not a quote. The only way to get a real figure is to have the surfaces measured and the condition assessed on site, which is free and takes about half an hour.
Scheduling Painting in Century City
October to April for exterior work, as elsewhere, with one local wrinkle. The canals and the adjacent wetland raise overnight humidity noticeably, so morning dew clears later here than it does a few kilometres inland. Canal-facing and south-facing elevations should be scheduled after the north-facing ones each day rather than working around the building in sequence.
The bigger scheduling constraint in Century City is not weather at all. Most body corporates will not approve exterior work over the December to early January period, when occupancy is highest and scaffolding across balconies is least welcome. Combined with the winter rain, that leaves two realistic windows: February to April, and September to November. Those book up, and a block repaint needs to be agreed at a trustees meeting well before the season you want it done in.
Interior work inside an individual unit has none of these constraints beyond the complex's own noise and working-hour rules, which are usually weekdays between about 8am and 5pm.
Products and the Body Corporate Colour Scheme
The first question on any Century City exterior is not which product but which colour code, and the answer comes from the body corporate rather than from you. Repainting a unit's external face, a front door, or a balcony wall in a colour outside the approved scheme can and does result in an instruction to redo it at your own cost. Get the scheme, the exact colour codes and the specified sheen level in writing before anything is tinted.
For external walls, Plascon Micatex or Dulux Weatherguard suit the exposure here. Century City is close enough to Table Bay to get some salt load, though considerably less than Table View, so a premium acrylic is generally sufficient without going to an elastomeric system.
Balcony steelwork and balustrades are the item most often under-specified in complex repaints. They are exposed, they are handled, and they are expensive to redo because of the access. They warrant a proper primer and enamel system rather than being rolled over with wall paint.
For interiors, apartment living creates its own problem: less cross-ventilation and more condensation than a freestanding house, which shows up as mould in bathrooms, behind wardrobes and on the cold outside wall of a bedroom. Use a moisture-resistant, mould-inhibiting acrylic in bathrooms and kitchens rather than standard PVA. Dulux Wash & Wear or an equivalent kitchen and bathroom grade product is the right call. Living areas take Plascon Double Velvet or Dulux Luxurious Silk.
Condensation Mould in Century City Apartments
The most common interior complaint we see in Century City apartments is black spot mould, typically in a bathroom, in a corner behind a wardrobe, or along the top of an external wall. It is almost always condensation rather than a leak, and the distinction matters because the fixes are entirely different.
Condensation mould appears on cold surfaces in rooms with limited air movement. Modern well-sealed apartments hold moisture from showers, cooking and drying laundry indoors, and it settles on the coldest wall. Painting over it with an anti-mould product treats the symptom and will buy a year or two. The actual fix is ventilation: running the extractor for fifteen minutes after a shower rather than switching it off with the light, leaving a gap behind furniture on external walls, and drying laundry outside or on a balcony. Do that alongside a proper fungicidal wash and a mould-inhibiting paint and the problem generally stays away.
